JCB Design Partnership offers the following services, tailored to meet the requirements of each client.

Architectural + Interior Design Services typically consist of some or all of the following design stages:

Sketch Design Stage – often referred to as the 'Concept Design' stage. As the name suggests, the first stage of the design process can be divided into 2 distinct, but not mutually exclusive, parts as follows:

The first part involves gathering together the information that determines the broad parameters of the project to form the 'brief'. Typically this includes, your requirements in terms of accommodation, aesthetics, relationships between internal and external spaces, as well as an analysis of planning and other statutory controls and how they may effect the design and budgetry parameters.

Once the initial 'brief' has been established, we then translate the brief into sketch design drawings, as a preliminary design solution that integrates the broad parameters set by the brief.

Design Development Stage – having established the relationship of spaces and overall aesthetic of the design solution, we develop the design with the input of other relevant consultants, addressing some of the technical requirements with the aim of working towards completion of the documents required for planning approval by the relevant statutory bodies (usually the local Council).

Construction Certificate Stage – if and when Development Consent is granted by the relevant authority, that authority will impose a number of 'conditions', which may effect the design. Any required changes along with documenation from various consultants are prepared and complied as the submission to seek Construction Certificate approval by either the local Council or a Private Certifier. This approval is required before any building work may commence on site and essentially is to ensure compliance with the Development Consent and the technical requirements of the Building Code of Australia.

Contract Documentation Stage – this stage of the design process sees the preparation of the detailed documents required so that a builder can 'price' the proposed works. Contract Documentation documents the proposed works in detail, comprehensively defining the scope of work to be undertaken by the builder and includes the specification of the materials, fittings, fixtures, joinery and the like, all of which become part of the contract between the client and the builder.

 

Tender Stage – clients can choose to engage a particular builder they wish to work with or seek tenders from a pre–selected group of tenderers. Should the builder be pre–determined, we faciliate the preparation of the builder's quote and assist with negotiating contract conditions. However, should the client wish to seek tenders from a group of builders, we would prepare tender packages for each of the tenderers which include all the documents that will ultimately form the contract documents, which the preferred tenderer will use to construct the works. Once tenders have been submitted, we prepare an analysis of the tenders, endeavouring to provide an 'apples for apples' comparison of the tenders, to assist the client in their decision making process of which tenderer they wish to award the project to.

Contract Administration – once the project has been awarded, we can be engaged to administer the contract. Our role is to act as an independent third party to ensure both parties understand their obligations under the contract. During the construction of the works, we inspect the works at agreed intervals to check that the builder is building what they have agreed to build as set out in the contract documents. We also process the builder's progress claims and assess any variations that the builder may submit, to determine whether the builder is entitled to the variation in accordance with conditions of the contract. Once the works are fundamentally complete we then inspect the completed works to identify any defects that need to be rectified before the builder receives their final payment.

 

Additional Services – our interior designers can also provide additional services such as the selection and ordering of furniture, fabrics, window furnishings, art work, specialist lighting and styling to provide a complete architectural and interior design solution.
